Why does my driveway keep failing in the same place?
Short answer
Because the surface was never the problem. Water is getting under the driveway and washing the fine material out of the base beneath it, which leaves a void. The surface above a void has nothing supporting it, so it flexes under load, cracks, and breaks apart. Patching the crack replaces the surface and leaves the void exactly where it was, which is why the failure returns in the same spot. Until the water is dealt with, every repair is temporary.

If a driveway or parking lot has failed twice in the same place, stop looking at the surface.
The most useful thing we can tell you is that the material almost certainly was not the problem, the contractor who laid it probably did that part competently, and doing the same repair again will produce the same result. What is failing is underneath.
The mechanism, plainly
Every paved surface — concrete, asphalt, gravel — is a wearing layer sitting on a base. The base carries the load. The surface distributes it and keeps water out.
Here is what goes wrong, in order:

Water gets in. Through a crack, an unsealed edge, saturated ground alongside, or from above via a downspout or a slope that runs toward the pavement rather than away from it.

It washes out the fines. The base is graded aggregate — larger stone locked together by finer material. Moving water carries the fine material away. What remains does not lock together.

A void forms. Usually not visible from the surface. This is the actual failure, and it has already happened by the time you notice anything.

The surface has to span it. Concrete is strong in compression and weak in bending, so unsupported it breaks. Asphalt is flexible, so it fatigues — which is what alligator cracking is, a fatigue pattern from repeated flexing over a soft spot.

You patch the surface. The void is still there. So it fails again, in the same place, usually within two or three winters.
That last step is the one worth dwelling on. A patch is not a bad repair badly executed. It is a correct repair applied to the wrong problem.
Reading your own driveway
You can usually diagnose this yourself well enough to know what conversation to have.
Surface problems — the drive is fundamentally sound:
- Fading, oxidation, loss of colour and texture
- Isolated hairline cracking in an otherwise even surface
- Surface wear in the wheel tracks
- Nothing sinks, nothing holds water
Base problems — something underneath has already gone:
- Interconnected cracking in blocks, like alligator hide
- Potholes that return in the same spot after being filled
- Sections that have sunk relative to the rest
- Standing water anywhere after rain
- Edges crumbling away
- Anything that has failed twice in the same place
That last one is close to definitive on its own.
Where the water is coming from
In our experience across the CSRA, in rough order of frequency:
Downspouts and gutters. The most common and the cheapest to fix. A downspout concentrates an entire roof section’s runoff onto one small patch of ground, and if that patch is beside a driveway it is saturating the base surround every time it rains. Extending the discharge is sometimes the entire solution.
No fall on the driveway itself. If the surface does not shed water sideways, water sits on it and works into every crack and edge. Common on drives that were laid flat, and on older drives where the surrounding ground has risen over decades of landscaping.
Water arriving from uphill. Especially where the neighbourhood has developed since the drive was built. Ground that used to absorb runoff becomes roofs and pavement, and the same rain now arrives faster and in greater volume at whatever is downhill.
Blocked or failed existing drainage. A culvert that silted up years ago, a crushed pipe, a catch basin that no longer connects to anything.
Clay subgrade with nowhere to drain. North and west of the Fall Line the subgrade is red clay, which holds water rather than passing it. Water that gets between pavement and clay has nowhere to go, so it stays and it works.
What a real fix involves
Find the cause first. Where water enters the property, what direction the ground actually falls as opposed to what it looks like, where downspouts discharge, whether existing pipe still works, and whether there is an outfall at all.
Fix the water. Regrading to create fall, intercepting water before it reaches the pavement, catch basins and piping to carry it somewhere it can legally discharge, extending downspouts.
Then rebuild what failed. Remove the failed surface, correct and recompact the base, and lay new. Where the failure is genuinely confined and the rest is sound and draining, replace that section only.
We do it in that order because the reverse order does not work. New pavement over an uncorrected drainage problem is a new pavement with a countdown on it.
Why we replace rather than patch
We replace, we don’t repair. It is a genuine position rather than an upsell, and it comes from having been called back to enough jobs that somebody else patched.
An overlay on a failed base fails again in the same place, typically within two or three winters. It looks solved for a season. The customer believes the problem is handled, and discovers otherwise at the point they have stopped budgeting for it.
Where patching is genuinely right — an isolated failure in a drive that is otherwise sound and draining — we will cut it out, rebuild the base locally and replace it. What we will not do is cover a base we already know has failed in order to keep a number down.
If your driveway has failed twice, the third repair is not the answer. Finding the water is.

- Look at the pattern rather than the severity. Isolated cracking in an otherwise sound drive, surface wear, oxidation and fading are surface problems. Cracking that forms interconnected blocks like alligator hide, potholes that return in the same spot after being filled, areas that sink relative to the rest, and standing water after rain are base problems. - My gutters discharge next to the driveway. Does that matter?
- Enormously, and it is one of the most common causes we find. A downspout puts the entire roof catchment of that section of house onto one small area of ground. If that area is alongside a driveway, it is saturating the ground next to the base repeatedly, every time it rains. Extending the discharge away from the pavement is one of the cheapest meaningful fixes available and it is regularly the whole answer.
- Can drainage be fixed without replacing the driveway?
- Sometimes, and it is worth checking before assuming the worst. If water is arriving from uphill, intercepting it before it reaches the pavement can solve the problem without touching the drive. If the issue is that the driveway itself has no fall, or that the base under it has already washed out, then no — the surface has to come up, because the damage is already done underneath it.
- Why will you not just patch it for me?
- We will, where patching is the right answer — an isolated failure in a drive that is otherwise sound and draining properly gets cut out, the base rebuilt locally, and new material laid. What we will not do is put a surface over a base we already know has failed, because it will fail again in the same place and you will have paid twice. If that is genuinely what you want after we have explained it, we would rather you used somebody else than be the contractor whose work failed in two years.
- Does this apply to concrete as well as asphalt?
- Yes, identically. The mechanism has nothing to do with the surface material. Concrete is strong in compression and weak in bending — supported evenly it will carry far more than a car, and spanning a void it breaks. Asphalt is flexible and fatigues instead, which is what alligator cracking is. Different failure appearance, same cause.
