Concrete or asphalt driveway — which is right for my property?
Short answer
Length and slope usually decide it. Concrete lasts longer, handles heat well and needs almost nothing done to it once it is down, which makes it the stronger choice on shorter residential drives. Asphalt costs less to install, tolerates ground movement better, and can be resurfaced later rather than removed, which makes it the sensible answer on long rural approaches where the material cost of concrete over a few hundred feet is hard to justify. On sandy Aiken County ground, gravel and crush-and-run is a genuine third option that is often overlooked.

We install both, and gravel as well, so there is no answer we are trying to sell you into. In practice the decision is less about preference than most people expect — the property usually decides it.
The short version
Length and slope decide it more often than anything else.
Short residential drive in a subdivision, on ground that does not move much? Concrete, usually. It will outlast you and it asks for nothing.
Two hundred feet of approach to a house set back from the road? Asphalt, or crush-and-run. The material cost of concrete over that distance is difficult to justify, and asphalt handles the ground movement over a long run better.
Everything else is refinement on top of those two.
What each one is genuinely better at
Concrete
Service life. Properly installed on a properly built base, a concrete driveway can outlast the roof of the house. Nothing else in this comparison comes close.
Maintenance. Effectively none. No sealcoating cycle, no resurfacing.
Heat. Unaffected. Asphalt softens in a CSRA summer; concrete does not.
Appearance. Lighter, cleaner, and it does not require periodic recoating to keep looking maintained.
The trade-off: higher installation cost, less tolerance for ground that moves, and no meaningful repair path. When concrete goes, it comes out — which is a real cost consideration at the other end of its life.
Asphalt
Installation cost. Lower, and the gap widens with length.
Ground movement. More forgiving. On clay subgrade that swells and shrinks seasonally — which is most of Columbia and Richmond County north of the Fall Line — a flexible surface handles it better than a rigid one.
Resurfacing. The important one, and the most overlooked. Asphalt can have a new wearing surface laid over a sound base, restoring the drive without removing it. That changes the long-term economics considerably.
Speed. Laid and usable in days rather than weeks.
The trade-off: shorter service life, a sealcoating cycle every few years, and it softens in heat.
Gravel and crush-and-run
Frequently dismissed too fast, and on a long rural approach it deserves serious consideration.
Least expensive to install, most demanding to maintain, and whether it works depends almost entirely on shaping rather than on material. A drive with a proper crown and somewhere at the edges for water to go will serve for years. Without those it becomes the lowest path on the property and washes out every spring.
The thing that matters more than the choice
Here is the part that most comparisons leave out, and it is the part that actually determines whether you are happy in ten years.
Neither surface fails because of what it is made of. They fail because of what is underneath them and where the water goes.
Both concrete and asphalt are surfaces sitting on a base. The base carries the load. Water is what destroys bases — it gets in through a crack or an edge or saturated ground alongside, washes the fine material out, and leaves a void. The surface above the void has nothing supporting it, so it flexes, then cracks, then breaks up.
That mechanism is identical for both materials. A concrete driveway on a bad base fails faster than an asphalt driveway on a good one, and the material choice had nothing to do with it.
So if you are choosing between two contractors as well as two materials, the question worth asking is not which surface they recommend. It is who is preparing and draining the base, and whether that is the same company laying the surface. If it is not, nobody is accountable for the thing that actually decides the outcome.
How the local ground affects the call
North and west of the Fall Line — most of Columbia County, the northern part of Richmond County — the subgrade is Piedmont red clay. Clay holds water and changes volume with it, so the ground moves seasonally. Drainage matters more here than anywhere, and asphalt’s flexibility is a genuine advantage on marginal preparation.
South and east of it, and across the river into Aiken County, you are into sandier material. Drainage is rarely the fight it is on clay. Stability is — sand carries load poorly unless properly confined and compacted, and it erodes readily on slopes.
Where sand sits over clay, which happens in pockets throughout the area, you get both problems at once. Water moves down freely until it hits the clay, then travels sideways to somewhere inconvenient.
We dig into the subgrade before quoting rather than assuming, because in this market the assumption is wrong often enough to matter.
A straight recommendation
If your drive is short and the budget allows, concrete. It is the last driveway you will buy.
If it is long, sloped, or on ground you know moves, asphalt.
If it is a rural approach measured in hundreds of feet, price crush-and-run alongside asphalt before dismissing it.
And in every case, spend the money on the base and the drainage before you spend it on the surface. That is the part nobody sees and the part that decides everything.

- We would not recommend it and we do not do it. The joints and cracks in the concrete underneath telegraph through the asphalt within a couple of years, so you get a new surface with the old failure pattern showing through it. If concrete has failed badly enough to want covering, the reason is usually underneath it, and covering it does not touch the cause.

- On a long rural approach it is a genuinely sensible option and it is frequently dismissed too quickly. It is the least expensive to install and the most demanding to maintain, and whether it works comes down almost entirely to shaping. A drive with a proper crown and somewhere at the edges for water to go will serve for years. One without becomes the lowest path on the property and washes out every spring, and adding stone to a badly shaped drive just gives the water more to carry away.
